It takes more than a sign in the yard and a listing in the MLS (Multiple Listing System) to market your home effectively.  The goal of marketing your home is to get maximum exposure to all the buyers in the marketplace and showcase your home in the best possible light, in order to obtain the highest possible price in the shortest amount of time.

1. Staging Your Home

Staging is about preparing your house to show in the most favorable way to potential buyers. You are selling the space and attributes of your house, not your stuff!

The way you STAGE A HOUSE and the way you LIVE IN A HOUSE are two different things! You want buyers to visualize themselves living in your house, not necessarily seeing how you live in your home.

Cleanliness is Crucial! Buyers will be overly critical if a house is not clean. They can’t seem to look past dust and clutter. Clean all the baseboards, windows, cobwebs, light fixtures and air vents in addition to your regular house cleaning.

De-Clutter. Think of it as pre-packing! You want to show a buyer all the space in your home, not all your stuff. Thin out closets so they appear larger. Clean off counter spaces. Take down knick-knacks, collectible items and personal photos.

Each Room Has a Purpose. Make sure each room is clearly defined. For example, the dining room should be set up as a dining room and not a toy room or office.
